Secure Homeowner Portal Verification Request
To protect our Association from public internet liability and comply with updated Florida privacy statutes, CCPPOA is moving its internal records—including meeting minutes, budgets, and vendor contracts—behind a secure, password-protected homeowner page.
Please fill out the form below completely. This verification request will be delivered directly to our Community Association Manager, Tammy Larrick, who will cross-reference your name and physical address against the neighborhood's master resident roster. Realtors, Closing Agents, and Estoppel Requests
Are you representing a buyer or seller during a real estate closing within Cunningham Creek Plantation?
Every property transfer requires an official Estoppel Certificate to confirm outstanding assessment balances and compliance status prior to title transfer.
Our community operations and official accounts are managed by Signature Realty and Management, Inc. To ensure timely delivery and fully comply with processing deadlines under Florida law, all formal closing questionnaires and estoppel requests must be ordered directly through management via their dedicated contact channel:

CCPPOA is a diverse community of 660 homes with individuals from every walk of life. We have positions available throughout our committees and appreciate your commitment to making this the best community in Saint Johns, Florida, to live in.
Cunningham Creek Plantation is a deed-restricted community. Residents of all six neighborhoods are required to abide by the covenants and restrictions. Below is a brief summary of some restrictions, followed by links to the full documents:
Exterior changes such as additions, paint color, major landscaping, pools, and sheds must FIRST be approved by committees (see below for application).
Boats, sheds, and RVs should be behind a fence and out of sight. The exterior of homes, including fences, sheds, pools, landscaping, and lawns should be kept in a neat, presentable state at all times.
Lawns: should be regularly cut (e.g. weekly in the growing season) and edged. A weed and disease-free lawn is the desired condition
Landscaping: Trees and hedges should be neatly trimmed.
Fences: Approved materials and construction only. You must apply for approval prior to construction. Repair sagging and broken fences/gates.

Non-compliance is subject to legal action by CCPPOA. Enforcement is the main responsibility of the property management company. The CCPPOA Board of Directors oversees the activities of the property manager.
