The CCPPOA board supports building effective committees to manage Cunningham Creek Plantation. With continuously increasing community engagement, we can address the real needs and concerns of our neighbors and community. Thank you so much for stepping forward to serve our community. CCPPOA is a diverse community of 660 homes with individuals from every walk of life. We have positions available throughout our committees and appreciate your commitment to making this the best community in Saint Johns, Florida, to live in.

 

Upcoming Neighborhood Events

 

Projects Completed 2022

  • Irrigation Project: Revamp and overhaul of our irrigation system to care for the aging system.

  • Bubblers for Pond F: This will help reduce algae blooms.

  • Resurface CCPPOA Roads: County plans to resurface CCPPOA roads in this fiscal year.

  • Repaired drainage culverts in Notthinham

  • Removed old junipers that were not growing well on Tiger Creek.

  • Remove Village Green Monument that has been structurally damage by large oak tree. (Still to be completed)

  • Sod areas around monuments to reduce need for more plantings/mulch (Still to be completed)

  • Booknook installed at pool park

  • Well Pump replaced

  • Reface Monuments: For consistent styling for all CCPPOA subdivisions.

  • Bubblers for Pond E : This will help reduce algae blooms.

  • Yard of the Month Program: Details coming soon.

Cunningham Creek Plantation is a deed-restricted community. Residents of all six neighborhoods are required to abide by the covenants and restrictions. Below is a brief summary of some restrictions, followed by links to the full documents:

  • Exterior changes such as additions, paint color, major landscaping, pools, and sheds must FIRST be approved by committees (see below for application).

  • Boats, sheds, and RVs should be behind a fence and out of sight. The exterior of homes, including fences, sheds, pools, landscaping, and lawns should be kept in a neat, presentable state at all times.

  • Lawns: should be regularly cut (e.g. weekly in the growing season) and edged. A weed and disease-free lawn is the desired condition

  • Landscaping: Trees and hedges should be neatly trimmed.

  • Fences: Approved materials and construction only. You must apply for approval prior to construction. Repair sagging and broken fences/gates.

Non-compliance is subject to legal action by CCPPOA. Enforcement is the main responsibility of the property management company. The CCPPOA Board of Directors oversees the activities of the property manager.
