A Message from the President (January 2025)

Dear CCPPOA Homeowners,

Thank you to those who attended the CCPPOA Annual Meeting. , A new Board of Directors was elected, and officers were selected at this meeting.

2025 Board of Directors:

• Mike Lashbrook Ivy Lakes

• Mona Konopka Nottingham

• Jim Zoellner Bridgestone

• Jennifer Mitchell Lake Cunningham

• Michele Burkhard Bay Point

• VACANT At Large

We encourage all homeowners to consider volunteering for the vacant board position to help shape our community

Projects Completed in 2024

• Bubblers for Lakes: Approval to move forward with bubblers, pending committee review and advisement to the board.

• Drainage: Completed inspection of all stormwater drains; no structural concerns were found.

• Village Green Monument: Removed the monument and added additional landscaping.

• Sod Areas: Added additional sod to reduce the size of the monument beds, thereby decreasing the need for mulch and planting.

Most homeowners’ number one concern is their yearly assessment. The (2024 budget) assessment is $338.00 per year. At the Annual meeting, the Board approved maintaining the yearly fee at $338.00 for 2025.. The board has worked hard to keep the expenses down and to collect on past due revenue.

To continue to provide upkeep of our neighborhoods, it is extremely important that everyone pay on time. If you need a payment plan, please contact Michele Martin at michele.martin@ccppoa.com or 904-241-5221. Your assessment dollars go toward improvement projects, lawn service, lakes service, administrative management fees. The upkeep of our neighborhoods is important for the safety and health of our residents, the attractiveness of our neighborhoods and our property values.
