A Message from the President

Dear CCPPOA Homeowners,

Thank you to those who attended the CCPPOA Annual Meeting on Tuesday, November 14, 2023. New board members and officers were selected at this meeting.

The following were selected for the open director:

Jim Zoellner Bridgestone
Steve Briggs At Large

Thank you to these board members who graciously donate their time and effort for the good of our HOA community. Thank you to those board members who served this past year: Bob Bevans-Kerr—At Large and President.

The following projects were completed in 2023:

  • Installed bubblers for Pond E. (This helps reduce algae blooms.)

  • Repaired drainage culvert off Tiger Creek Parkway.

  • Extensive irrigation over haul of our entire system and contracted with an irrigation specialty company to maintain the irrigation system moving forward.

Projects anticipated for 2024:

  • Remove Village Green monument and landscape.

Most homeowners’ number one HOA concern is their yearly assessment. The current (2023 budget) assessment is $328.00 per year. At the Nov 14, 2023 meeting, the board approved an increase in dues by $10 per year for an annual fee of $338.00 for 2024. The increase is due to higher budgeted expenses in 2024. To continue to provide upkeep of our neighborhoods, it is extremely important that everyone pay on time. Your assessment dollars go toward improvement projects, lawn service, lakes service, administrative management fees—even the maintenance of our streetlights. The upkeep of our neighborhoods is important for the safety and health of our residents, the attractiveness of our neighborhoods and our property values.
