Cunningham Creek Plantation is a deed-restricted community. Residents of all six neighborhoods are required to abide by the covenants and restrictions. Below is a brief summary of some restrictions, followed by links to the full documents:
Exterior changes such as additions, paint color, major landscaping, pools, and sheds must FIRST be approved by committees (see below for application).
Boats, sheds, and RVs should be behind a fence and out of sight. The exterior of homes, including fences, sheds, pools, landscaping, and lawns should be kept in a neat, presentable state at all times.
Lawns: should be regularly cut (e.g. weekly in the growing season) and edged. A weed and disease-free lawn is the desired condition
Landscaping: Trees and hedges should be neatly trimmed.
Fences: Approved materials and construction only. You must apply for approval prior to construction. Repair sagging and broken fences/gates.

Non-compliance is subject to legal action by CCPPOA. Enforcement is the main responsibility of the property management company. The CCPPOA Board of Directors oversees the activities of the property manager.
